The site development professional will be part of a team responsible for assisting\u0026nbsp;or having responsibility for the site related portions of the due diligence process for vacant ground acquisitions \u0026amp; dispositions, creation \u0026amp; management of master plans, pursuit of land use approvals \u0026amp; entitlements, and creation \u0026amp; management of the development infrastructure scopes of work.\u0026nbsp; Additional areas of responsibilities will include, but not be limited to, the following:\u003c/p\u003e

Prepare draft Due Diligence Report to identify and summarize issues and risks discovered during the process. Acquire and review, at a minimum, the following information: governing agency requirements; required municipal approvals; environmental conditions and situations; utility service availability and fees; geotechnical investigations; natural and cultural resource impacts; traffic impacts, roadway improvements, and Right-of-Way issues; mass grading and significant site issue evaluations. Incorporate this information to prepare master plan alternatives and develop infrastructure scopes of work.\u003c/li\u003e
\u003cli\u003e\u003cstrong\u003eProposal (RFP) Responses \u0026amp; Site Feasibility/Layout\u003c/strong\u003e \u0026ndash; Assist Pre-Construction Services with developing site plan alternatives to respond to RFPs.\u003c/li\u003e

\u003cli\u003eDuke owned land \u0026ndash; The Development Services team will analyze the proposed building location, coverage, parking, landscaping, access, etc. to determine how they may vary from the original master plan. Analyze proposals for impacts to remaining acreage and infrastructure requirements and advise the Market Leader as to impacts.\u003c/li\u003e

Review proposed master plan changes for impacts to the approved infrastructure scope and budget. \u003cli\u003eDeep knowledge of California state environmental regulations, specifically a strong understanding of the California Environmental Quality Act (CEQA) including Environmental Impact Reports (EIR) and Mitigated Negative Declarations (MND).\u003c/li\u003e
\u003cli\u003eAbility to lead entitlement efforts for land use approvals pursuant to CEQA including compliance with zoning regulations and ownership requirements.\u003c/li\u003e
